About Landlord Log

Landlord Log helps rental property owners keep a dated record of business miles and the time they spend on their rentals. Tap Start work, drive and work as usual, and export a clean log for your tax professional at year end.

Landlord Log is free, needs no account, and stores your records only on your iPhone.

Getting started

1. Add your rentals. Enter the address of each property you own or manage, and your home address.

2. Allow location. Choose Always so Landlord Log can record drives while you work and notice when you arrive at a rental, even when the app is closed. GPS runs only while you are working and driving.

3. Allow notifications. Landlord Log reminds you to start work when you arrive at a rental and asks you to confirm trips.

4. Pick your goal. Real estate professional (750 hours), short-term rentals (100 hours per property), material participation (500 hours), or mileage only. The progress ring follows your choice.

Frequently asked questions

My drives aren’t being recorded. Open iPhone Settings › Landlord Log › Location and choose Always. Also make sure you tapped Start work, or accepted the reminder when you arrived at a rental.

I didn’t get a reminder at my rental. Reminders need Location set to Always and notifications turned on. Your phone can take a minute or two after you arrive to notice; the time still counts from when you got there.

A trip is marked personal by mistake. Open the trip in Log and tap Mark business. The next time you drive to the same place, the app remembers.

I forgot to track a drive. On Today, tap Add a drive. Pick where you started and where you went, tap Estimate for the miles, and save. You can also add work time by hand for any date.

How do I give my records to my CPA? Open Export, pick the year, and tap Export CSV. You can email the file or save it to Files. Drive time and on-site time are in separate columns so your tax professional can decide how to count them.

Does it drain my battery? GPS runs only while you are working and driving. The rest of the time your iPhone watches your rental addresses with low-power location, the same technology Find My uses.

How do I delete my data? Delete any trip or entry inside the app, or delete the app to remove all of its data from your iPhone.

Is there an Android version? Not yet. Landlord Log is for iPhone.

Does Landlord Log give tax advice? No. It keeps a dated record of what you did. Whether your hours qualify for the real estate professional rules, the short-term rental rules, or material participation is a question for your tax professional.

Privacy
